The project is the result of a air-rights density transfer to support the redevelopment of the Children’s Aid Society’s headquarters. an important public institution in downtown Toronto. The design consists of a 7,000 square foot point-block tower sitting above a four-level above grade parking structure on a relatively tight site. The parking structure has been screened by a four storey high glazed lobby that will provide visual animation to the street. The tower consists of eight to ten units per floor and, given the relatively small resultant unit sizes, units have been planned using a system of sliding partitions that permit interior flexibility. A continuous perimeter balcony provides both a generous amount of exterior amenity as well as providing passive sun shading to the extensively glazed building. Exterior shared amenity area has been placed in an outdoor court on the roof of the parking podium.
