MoZo (Modern Living Zone) spans a city block in Toronto’s King-Parliament precinct, a 19th century industrial neighbourhood that has transitioned into a vibrant new community dominated by retail, hospitality and design – and the residential development that has been attracted by this influx of new uses. MoZo acknowledges its industrial/warehouse context in both materials and massing: clad in brick, steel and glass on the north, east and south façades, and in glass and steel on the west, the building meets the existing street wall up to the eighth floor, then steps back on floors nine through fourteen.
Strong horizontal bands of windows and masonry on the south and east façades continue the pattern of the surrounding warehouse buildings, while the west façade reflects the glass towers of the downtown financial district. MoZo completes and grounds the northwest corner of King and Sherbourne, revitalizing and marking what was one of the main intersections of 19th century Toronto.
