The former site of The Globe and Mail newspaper is home to a new significant downtown redevelopment project — a complex mixed-use program stacking high-density residential towers above mixed-use bases programmed with retail and office space, restaurants and cafés. The site reads as two distinct layers: at the base, a 'historical’ layer that reconstitutes a varied 19th century streetscape of residential and warehouse architecture; an upper transparent, minimal and clean layer that speaks to the City’s future.
a–A-designed Towers D, E and F as slender, elongated slabs that are stacked off-centre on their bases to preserve views south to Lake Ontario and north to the city, while directing natural light into the heart of the development. The bottom floor of each tower serves as a transition between the public podia and the private residential floors above. It houses spacious double-height indoor amenities with adjoining outdoor spaces.
The north and south facades are clad in clear grey curtainwall, with a strong vertical fenestration pattern that accentuates the slenderness and height of the towers. The curtainwall wraps up and over the rooftop, creating a striking shadowbox effect that frames the east and west facades of each tower. Tower D features angled, continuous balconies looking west and east, clad in alternating panels of grey and white fritted glass. On Tower E, the corresponding facades feature syncopated balconies clad entirely in white fritted glass.
The Well is designed to meet LEED® Gold. The site is heated and cooled by a literal well – thermal energy storage tanks installed in partnership with Enwave Energy Corporation that will extend the Deep Lake Water Cooling and hot water distribution networks to the new project, and to nearby properties. This innovation minimizes mechanical space requirements. Small, quiet mechanical rooms are ringed by penthouse units – preserving premium space for residential use, while maintaining an appropriate level of amenity level for penthouse residents.
