1414 and its ‘sister’ project, Junction Point, engage with the City initiative to intensify the main streets of Toronto’s neighbourhoods, and present a new typology for infusing modest intensification along the City’s Avenues.
1414 Bayview is located at the southern terminus of the stretch of Bayview Avenue that has served as the high-street of the Leaside/Davisville community for the past century. The building's form is shaped by the character of Bayview Avenue shopping street, a dynamic mix of well-established shops and intimate restaurants. It is the first project designed under an Official Plan Amendment, developed through community consultation, that establishes setbacks, height limits and other metrics to preserve the community and guide the future character of the street.
At grade, a double-height retail space on Bayview Avenue extends the commercial streetwall south from the established high street, and, like Junction Point, steps back on the top two penthouse floors and terraces down to the residential neighbourhood to the west, providing privacy for existing neighbours and outdoor spaces for new residents.
